Construction Management
Construction Management (CM) is a form of procurement for construction projects in which the Client enters into separate contracts with Designers, a Construction Manager and individual Trade Contractors.
CM allows each party to do what they do best, that is designers to design, trade contractors to deliver their trade, and the construction manager to manage the project.
CM is particularly suitable for Clients that wish to maximise control of all or part of their project, and is prepared to make decisions, supported by the advice of the Construction Manager and other members of the Project Team to achieve the best possible outcome.
Heery has an established Time/Cost Control System that has been proven on over £4 billion of Construction Management projects, and staff with the skills to deliver the most difficult projects, safely and securely, on a Clients behalf. Heery's Time/Cost Control System allows us to enter a project at any stage, although the full benefit of CM is realised by appointment at Project Brief stage.
The advantages to a Client of a Heery Construction Managed project are:
- The Client remains in control of his project with no management or design barriers. Heery acts as an advocate and an extension to the Client's own team.
- Professional Independence - truly independent advice from Heery - an "open book" and no hidden agendas.
- Risk Management - As CM, Heery will provide advice on management of project risk based on the principle of placing risk where it is best managed.
- Value for Money - direct buying from the trades means minimum cost without compromising agreed quality standards.
- Team Spirit - Heery acts as an equal professional in a non-adversarial environment.
- Faster Construction Period - due to the design being developed for "fast build" and the ability to "fast track" by overlapping design and construction.
- Higher Productivity - due to careful pre-planning and pre-briefing of the Trade Contractors.
- Cost Surety - Heery can provide a fixed fee and site costs and all the Trade Packages are awarded on a lump-sum fixed price basis. The client receives all the benefits of all procurement savings and discounts.
- Control of Change - all changes are reviewed and approved before being implemented. A comprehensive change management system controls cost.
- Design Management - value engineering/value management and helping the designers come up with the right solutions at the right time.
- Long Term Relationships - are established based on trust, performance and continuous improvement.
- Total Quality Culture - where quality is a way of life not an option.
- Client Orientated Service - where a seamless relationship is established between the Client and his construction management in a non-confrontational environment.
- Flexibility - changes can be accommodated more readily and with less cost in a Construction Management than in traditional forms - Heery will act to minimise the effect and work in an open-book basis so that the cost effects are transparent.
