Project Wide Principal Contractor

Increasingly Heery is delivering a new service that we call "Project Wide Principal Contractor".

Many town centre redevelopments, residential and commercial programmes or projects consist of a range of stand-alone projects sitting within an overall project infrastructure. This may involve many discrete buildings located within a wider project boundary, sharing common substructure or infrastructure.

Clients wishing to proceed with individual buildings on a fixed price basis often find that the need to resolve common access, substructure, infrastructure or other interfacing issues complicates the progression of these projects on a fixed price basis.

"Project Wide Principal Contracting" is a proven solution.

This fresh approach involves Heery undertaking the role of Principal Contractor over the greater project or programme. We are able to do this because we have a Heery in-house Construction Management capability supported by a highly regarded professional Health and Safety group. This allows common site wide access, infrastructure, logistics, health and safety management and access control to be professionally and transparently managed on a Client's behalf by a Heery team, often to suit a committed development or lettings programme.

As a Main Contractor is appointed for each individual project, Principal Contractor responsibility for that discrete project passes to the Main Contractor. Heery can retain responsibility for interfaces and any works that do not fall within a Main Contractor's demise, where that is appropriate.

This has many benefits for a Client:

  • Work can commence at an early stage;
  • Risk in the sub-structure / infrastructure can be managed out;
  • If an unforeseen event occurs, it can be managed by Heery outside of a Main Contract variation regime;
  • It overcomes the problem of traditional two stage approach where the need to get a contractor to start early results in the Client being held hostage to fortune in the fixing of the second stage. Here the work can be defined and all risks removed;
  • There is an over-arching health and safety approach to the project;
  • It allows the Client to appoint the appropriate contractor for each discrete element;
  • The client retains control of the management and appearance of common areas within the overall project or programme.

Clients who recognise that the major risks are generally at the outset of a project, benefit by working with Heery as a Client "advocate" Project Wide Principal Contractor, to manage those risks. Clients are thus able to secure quality fixed priced tenders on defined projects and hence maximise profitability while minimising risk.
